Specialist Timber Assessment & Preventative Protection

Timber deterioration commonly develops where moisture is present over extended periods, often due to water ingress, condensation, inadequate ventilation, or historic damp defects. These conditions increase the likelihood of fungal decay and wood-boring insect activity, particularly within concealed or poorly ventilated areas such as floor voids, roof spaces, and structural junctions.

Timber preservation treatment is specified following a professional survey where timbers remain serviceable but are assessed as being at increased risk. Surveyors consider the location, condition, and structural role of affected timbers before determining whether preservation is appropriate. This may include retained timbers following remedial treatment, embedded or bedded structural elements, or areas where environmental control remains limited.

With over 50 years’ experience in damp and timber diagnosis, Prokil specifies timber preservation treatment using a measured and compliant approach. All recommendations align with recognised industry standards, ensuring treatment is applied proportionately and only where preservation is suitable. Where survey findings identify compromised structural performance, repair or replacement is specified instead.

Survey-Specified Timber Preservation Treatment Options

Timber preservation treatment options are specified following survey assessment and selected based on the characteristics of the timbers identified. Consideration is given to timber species, location within the structure, accessibility, permeability, and exposure to moisture or environmental risk.

Treatment recommendations may be specified as a standalone preventative measure or alongside remedial timber works where appropriate. In all cases, treatment selection is intended to reduce future risk and support long-term timber performance, with preservation applied only where timbers remain structurally sound and suitable for retention.

Surface Applied Timber Preservation Treatments

Surface-applied timber preservation treatments are specified for timbers that are permeable and accessible, allowing effective treatment of exposed surfaces. These treatments are used to provide protective coverage where survey findings identify an elevated risk of future decay or insect activity.

Surface application is commonly specified when timbers are assessed as at risk due to environmental conditions, or when preservation is recommended following wet rot, dry rot, or woodworm treatment. The application is limited to areas identified during the survey to ensure treatment remains appropriate and proportionate.

Boron Rod & Deep Penetration Treatments

Where timbers are resistant, embedded, or difficult to access, deep penetration preservation methods may be specified. Boron-based systems allow protective agents to diffuse within the timber section, providing long-term resistance to decay and insect attack.

These treatments are typically specified for retained structural timbers, bedded elements, or locations where replacement would be impractical. Where survey findings indicate reduced structural performance, repair or replacement is specified.

Request a Timber Preservation Assessment

Timber deterioration and future risk are not always visible during routine inspection. Timber preservation treatment is therefore specified following a professional survey rather than solely on a visual assessment. Surveys assess timber condition, moisture exposure, environmental factors, and the structural role of affected elements before determining whether preservation treatment is appropriate.

Timber preservation treatment may be recommended where survey findings identify:

  • Persistent damp or elevated moisture exposure requiring protection
  • Historic fungal or insect activity with an ongoing risk of recurrence
  • Embedded or bedded timbers where replacement is not practical

Timber surveys are commonly undertaken during property purchases, refurbishment works, commercial inspections, and planned maintenance programmes. Surveys are provided with no obligation to proceed, and findings are clearly explained to support informed and proportionate decision-making.
