What is an energy performance certificate?
An Energy Performance Certificate (EPC) measures the energy efficiency of a property on a scale from A-G. This does not include your usage of energy as an occupant but looks at the energy performance of the property alone.
Energy Performance Certificates were introduced in England and Wales in 2007 and are a legal requirement for a building to be sold, let or constructed. Once obtained, an EPC is valid for 10 years.
The EPC report includes recommendations on ways to improve the home’s energy efficiency to save you money and help the environment. Commercial buildings also require an EPC survey and report.
Why do I need an EPC report?
It is a legal requirement to have a valid Energy Performance Certificate (EPC) when a building is sold, rented or constructed.
Your property’s EPC report needs to be available to potential buyers as soon as you start to market your property for sale or rent. This will inform people how energy efficient the property is, including any potential savings on fuel payments.
You must get an approved/accredited domestic energy assessor to do the EPC check and produce the EPC report, which provides information about a property’s energy use and typical energy costs.
How much is an EPC?

SAP Assessment calculations cost
A standard assessment procedure (SAP) is required during the construction of a new build as the SAP calculation determines the EPC. Building regulations demand this document before the build goes ahead.
Our domestic energy assessor can do a SAP assessment for an on-construction EPC. The SAP calculations cost differs on the building size and whether it’s a house or flat. Prices are below.
